AMAZING downtown location boasting a modern feel + open-plan living, high ceilings, exposed brick + beams, cozy with ample room for 7 overnight guests. Downtown views from a natural light-filled living room + rooftop deck. Logan airport 45 min, 1/2 mile to train, 5 miles to Plum Island Beach + steps away from fabulous food + nightlife. Ideal base! Come stay for a night or a week at the best of what NBPT has to offer.
This 1100sf gathering space is ready to host 1-7 guests comfortably offering all the comforts of home. Accommodations and amenities include all new furnishings, expansive leather sectional, 75" TV, luxury bedding + linens, cozy gas fireplace, full service kitchen, smaller size oven/stove, large commercial fridge, dishwasher, designated dining area, spacious kitchen workspace, full bath with tub, king loft bedroom, and rooftop deck. In order to maximize space, we designed a sleeping area for 4 guests by utilizing two queen murphy bed cabinets that convert quickly and easily to queen beds, sleeping 4 guests downstairs and 3 guests upstairs in the king loft bedroom. A twin pull out sofa is positioned close by the king bed for additional seating, or to provide sleeping arrangements for a child/adult. All beds are prepared (including murphy bed cabinets) for guests prior to arrival. Please be sure to message with number of beds necessary for overnight guests. 
The unit is located on the top floor, (3rd floor-lots of stairs) while a commercial space sits just below offering fresh juices, smoothies, salads and healthy snacks...worth a visit for sure! 
This space may not be suitable for guests with mobility issues when climbing stairs, or if you're bringing unsteady toddlers, or elderly parents to stay with you.
The entire space is designed for guests to enjoy with the exception of the washer/dryer closet and one wardrobe closet in the MBR. The washer/dryer is available for use with guest stays of 5 or more nights.

Downtown location in the heart of Newburyport, steps away from restaurants, entertainment, waterfront, park, yoga, coffee shops, retail shops, short car ride to Plum Island Beach, Plum Island Sanctuary, and for those staying with kids get to enjoy a beautiful playground close by. Enjoy a birds-eye view of Market Square events like Yankee Homecoming and many others year round, or take a short walk up State Street where you'll find the cozy, long-running local movie theater showing independent films and documentaries.
Walkability score is 95+. Restaurants, entertainment, shopping and waterfront locations are steps away. Plum Island Beach and The Sandy Point State Reservation are only 5 miles away (10 minute car ride). 
State Street, Pleasant Street, and many other side streets offer 2 hour increments of free parking Sunday - Saturday, at which time you will need to move your vehicle to another spot for 2 additional free hours. 
Green Street Parking Lot (closest parking lot to the rental) has a 3 hour maximum limit, and carries a rate of $1.50 per hour. Vehicles in the metered Green Street Parking Lot will need to be moved every 3 hours until free parking begins at either 6 or 8pm depending on time of year. Overnight parking is free after 6pm in the winter months and 8pm in the summer months. With some effort, you can park for free day and night by moving your vehicle every 2 hours until free parking begins. 
If you choose to use the metered lot with a 3 hour limit and move every 3 hours until free parking begins (either 6 or 8pm) you will likely spend around $15 day to park (8am -8pm at $1.50 hour).
Another parking option is the newest parking garage on Merrimac Street. Covered parking, $1 hour and you must enter through the Merrimac Street side entrance. This garage has 2 entrances but the Titcomb Street entrance is permit parking only.
This unit has a private entrance located within a commercial space. All other spaces are completely private. The business located on the lower level has front and rear access. You will need to enter from the rear of the building where a keypad access door will be clearly marked "private" and numbered. You will then proceed to the 3rd floor to find a second keypad door allowing access to the space. The front and back of the building have 2 different addresses. You will be given the street side (front) address for GPS purposes only, but need to utilize the rear entrance to gain access to the unit.
- No parties.
- Quiet hours/no loud music after 11pm.
- No Smoking, vaping, or drugs.
- No pets allowed including ESA (sorry) $500 fine for sneaking pets, 
 misrepresentation of a Service Animal will result in $500 fine + reporting to 
 ADA (Americans with Disabilities Act) + eviction. No refund. 
- Service Animals must not be left alone in the unit at any time. If 
 cameras detect the Service Animal has been left alone in the unit, the 
 guests will be fined $350 and asked to leave immediately without refund. 
- Service Animals are not allowed on the couch, beds, or any other pieces of furniture. Any damages caused by a service animal, or extra cleaning services needed, (i.e. excessive dog hair) will be reimbursed by the guest.
- No burning candles.
- NO MOVING FURNITURE or table décor around. Only exceptions are the 
 dining room table and coffee table. If you'd like to extend the table to seat 
 6 or 7 dinner guests, feel free to move the table in front of the gas stove.
- Additionally, please do not move any indoor furniture to the outside 
 rooftop deck. Indoor furniture is not weather/waterproof. Any damages 
 to indoor furniture brought outside, or from moving other unauthorized 
 pieces, will be reimbursed by the guest. 
- Any and all damages caused by guests will be reimbursed by the guests. The 
 unit is thoroughly inspected with each checkout. If you have damaged any 
 items during your stay, please contact me immediately with details and 
 pics. 
- Supplies, table top decor, TP, coffee, etc... are not to be taken home with 
 guests. Missing items will need to be reimbursed by guests, as this is considered theft.
- Any unauthorized extra overnight guests are subject to an additional fee of $200 per guest per night
