Our large beautiful vacation house is in Germantown/Boyds, Maryland, 30 minutes outside Washington DC. It is within 15 minutes to Department of Energy, National Institute of Standard and Technology (NIST), National Institute of Health (NIH). Newly opened Clarksburg Premium Outlets is just within 10 minutes drive from the house. It has easy access to I-270. Many golf courses are around.
This hosue has 4 bedrooms on the upper level, 1 bedroom/office on the main level, and 1 bedroom at the lower level. It comes with 3.5 baths. Currently we have 3 Queen and two double beds on the upper level, allowing 8 sleeps.
Laundry has both powerful washer and dryer on second floor. The house has spacious kitchen, family room, and living, dining rooms. It provides 3400 SF on two upper levels and 1100 SF finished space in the lower level. Guests can access the main and 2nd floors. Basement can be accessed upon special condition with guests cleaning after use.
The home owners are a typical mid-class family. They are abroad for many times of year. They offer this house as a budget vacation house in that other families can spend 1.5 rooms in a nearby budget hotel (e.g., Holiday Inn Germantown/Gaithersburg) for the whole house with easiness and comfort. The kitchen has stove/oven, microwave, fridge and dishwasher. The rental family can use existing kitchen stuff for cooking, which is way better than a budget hotel. The house has WiFi and local cable TV. Located in a high-end neighborhood, you can walk around to discover the local area. We hope guests can self-manage to use the house facilities to an large extent so that our managing and maintenance cost can be minimized. This will ultimately reduce the renter's cost.
We use adaptive rate: for 4 or fewer guests, nightly rate is up to $120; for more than 4 guests, each additional guest pays an extra fee per night. The max is up to $200 for 8 people. For 4 guests, we open two bedrooms+office; for 5~8 guests, 4 bedrooms+office. In all cases, we only take one family at a time, meaning even if you have less than 4 people, you still use the whole house exclusively. We provide sufficient kitchen items such as dishes, spoons, cups, etc for more than 10 people. Grill can be provided upon request (extra fee if not cleaned well after use).
There are sufficient toilet papers, bath towels, etc in the second floor cabinet. For fewer people, the basement is locked to avoid extra cleaning cost. Guests can use the basement via request. TV is working. This year, the house has been densely booked so far and into 2~3 of the upcoming months. The more guests we receive, the better we understand the guests' need. We have been improving a lot by focusing on details including nightstands in each room, grill, paintings in house, more rugs in main floor and two 3-seat couches. We still provide cost efficient housing and expect guests try best to self manage their stay in an effort to save cost mutually.
